1. The winning Bidder ("Buyer") MUST contact the storage facility immediately when the auction ends to schedule an appointment with the General Manager (GM) to pay for and pick up the unit. As the GM must be present to collect payment and release the unit, the pick-up date might not be on the day of the sale. Bidder should be flexible with pick up arrangements.
2. If the sale price is above $10,000, a cashier's check is required for payment of the auction.
3. Cleaning deposit must be paid in cash.
4. The successful Buyer must remove all items within the unit in the time period specified and leave the unit in broom swept condition. A cleaning deposit will be collected at the time payment is made to ensure compliance. All units will be inspected by the General Manager (GM) prior to cleaning deposit being returned.
5. CubeSmart reserves the right to cancel any sale if the bids are, in the discretion of CubeSmart, unreasonable.
6. The Bidder acknowledges that he or she is bidding on all items within the unit and all items must be removed and the unit must be cleaned. In the event that Buyer does not remove all items or does not leave the unit clean, CubeSmart may, at its discretion, charge the Buyer its costs in removing such items and/or cleaning the unit.
7. The Buyer must provide a $100 or $200 cash cleaning deposit and must remove all goods within a 72-hour period, or the goods will become the property of CubeSmart, unless the Buyer signs a lease agreement for said unit and pays the current month's rent in full. Failure to remove all goods or sign a lease will result in Buyer forfeiting the cleaning deposit and incurring a disposal fee. Buyer is responsible for securing the unit holding such property for the 72-hour period. Buyer must remove all items within the time period specified and leave the unit in broom swept condition. A cleaning deposit will be collected at the time payment is made to ensure compliance. All units will be inspected by facility manager prior to cleaning deposit being returned.
8. The successful Buyer will have specified clean out time from notification that the bid has been accepted to pay for and pick up the property during the storage facility's office hours. Access to unit(s) will not be granted until the Bidder has paid in full, including any cleaning deposit(s) if the storage facility elects to collect them. If Buyer has paid in full, including any cleaning deposit(s) if the storage facility elects to collect them. If successful Buyer pays for the unit in full but fails to completely remove all of the items from the unit (leaving the unit in a broom swept condition or executing a lease for the rental of the unit), the specified cleaning deposit will be charged.
9. Buyers are not permitted to use the facility dumpster. The dumpster on the property is for CubeSmart use only. Illegal Dumping at the facility or in the dumpster, which includes, but is not limited to, leaving garbage or other items around the dumpster or inside of a unit, will result in a minimum $75 fee, plus actual disposal, and cleanup costs.
10. It is the Buyer's responsibility to immediately return all personal property, papers, photos, legal documents, tax returns, bank statements, yearbooks, etc. to CubeSmart for return to tenant in the future.
11. The Buyer acknowledges that in certain circumstances CubeSmart may contact the Buyer and request that certain items be purchased back.
12. CubeSmart reserves the right to refuse entrance to any Bidder or Buyer at future auctions due to failure to follow these rules or any other unacceptable behavior at the auction.
13. Bidders acknowledge that bid rigging and / or collusion is a felony and a violation of the Sherman Antitrust Act. All suspected instances will be reported to the U.S. Justice Department.
14. Bidders must be at least 18 years old.
15. All Bidders agree to hold harmless and indemnify CubeSmart, auctioneer, and auction company of any and all claims.
16. Firearms are not included in the sale. Notwithstanding anything herein to the contrary, firearms, ammunition, explosives, alcohol, drugs or drug paraphernalia are not included in the sale. Should the Buyer find any firearms, ammunition, explosives, alcohol, drugs or drug paraphernalia within the unit, he/she shall alert the office staff so law enforcement may be contacted to remove and confiscate any illegal items.
17. Photography and video recordings are not permitted on CubeSmart property without the written consent of CubeSmart.
18. CubeSmart Teammates shall not bid or knowingly allow their family members to bid on any CubeSmart auctions as this creates an unnecessary conflict of interest.

NOTICE TO BIDDERS: When placing a bid, the buyer accepts the fact that he or she is entering into a legally binding contract. The following auction rules apply. (Highlights from Terms of Use)

• $10 Bid Increments.
• Bids placed within the last 3 minutes will extend the auction so 3 minutes are added to the remaining time (refresh your screen often to see the most updated bid amount).

  • ProBidder ($10.00/mo) – 5 auctions at one time. Restriction removed after 3 won auctions.
  • ProBidder Max ($20.00/mo) – Unlimited number of auctions at one time.
  • ProBusiness ($30.00/mo) – Unlimited number of auctions at one time.
• The distance a bidder may bid from their zip code is limited by membership. Auction distance bidding is enforced as follows:
  • Basic Bidder ($0.00/mo) – 300 Miles from zip code.
  • ProBidder ($10.00/mo) – 500 Miles from zip code.
  • ProBidder Max ($20.00/mo) – 1,000 Miles from zip code.
  • ProBusiness ($30.00/mo) – No limit to the distance from zip code.
• In case the amount for the buyer premium, considering the premium percentage is lower than $10, a minimum premium of $10 will be applied.
• In addition to the buyer premium, a 10% deposit of the sale price may be charged to the card on file.
• The defaulted tenant has the legal right to cure the account thus canceling the auction up until the cash payment is received from the winning bidder unless otherwise stated in the state's lien laws or by the storage facility.
• The cleaning deposit may vary by storage facility. Please check the information for each auction.
• The storage facility is responsible for collecting the cleaning deposit.
• Clean-out time may vary by storage facility. Please check the information for each auction.
• Sales tax may be collected at the facility unless verification of exemption is provided.
• All auction unit(s) are subject to cancellation by the storage facility.
• If the winning bidder has not submitted payment within 24 hours of the auction close time, the unit can be offered to alternate bidders.
• The unit can be offered to alternate bidders in case specific conditions arise.
• Bidders are liable for their winning bids and associated premiums, taxes, and fees regardless of whether they claim the property in the auction unit(s).
